- Residential towers with apartments and penthouses
- Building-specific access and alteration rules matter
| Item | Detail |
|---|---|
| Developer | Multiple |
| Property types | High-rise apartments, penthouses |
| Current position | Tower living, shared-building constraints |
In a tower, the constraint on your design is rarely the space. It is the building.
Dubai Marina is predominantly high-rise: apartments and penthouses in residential towers. Interiors work is governed by building management rules, service lifts, permitted working hours and shared cooling risers rather than by anything about your own four walls.
The rules that actually bind you
- Owners association approval. Most material changes need an NOC from the owners association or building management before work starts, separate from any authority permit.
- Facade is not yours. Windows, external doors, balcony enclosures, external shading and anything visible from outside are almost always prohibited or tightly controlled. Plan your comfort measures internally.
- Working hours and access. Towers permit noisy work in defined weekday windows. Materials arrive by booking a service lift slot. A contractor who has not booked access will stand idle, and you pay for it.
- Protection and insurance. Common areas must be protected, and contractors need building-specific insurance and often a refundable deposit.
- Waste routes. Debris leaves by service lift at permitted times. There is no skip outside your door.
Get the building's fit-out guide in writing before design starts, not after. It will state what may be altered, the required insurances, the working hours and the deposit. Designs produced without it commonly have to be redrawn, and that is a cost with nothing to show for it.
Tower-specific technical issues
| Issue | What to do about it |
|---|---|
| Shared chilled-water or district cooling | You usually cannot relocate or resize the primary plant. Design around the existing fan coil positions and capacities |
| Riser and drainage positions | Wet rooms are effectively fixed by the stack. Moving a bathroom far from the riser needs pumping and is rarely worth it |
| Floor-to-ceiling height | Suspended ceilings and duct routes consume height. Check the finished level you will actually get before committing to a bulkhead design |
| Acoustic separation from neighbours | Party walls and floor slabs transmit impact and airborne sound. Adding a resilient layer under a new floor is the most effective single improvement |
| Wind and pressure at height | Upper floors experience strong pressure differentials. Doors slam, and balcony doors can be hard to open. Check seals and closers |
| Glazing you cannot change | If the unit is hot in the afternoon, the fix is internal film, blinds and layout — see the glazing guide |
Making a compact plan work
Marina apartments are efficient rather than generous, so the design value is in storage and in multi-use space rather than in decorative gesture. Full-height joinery on internal walls, integrated appliances, and a consistent floor finish running through the whole unit do more for how the place feels than any feature wall.
Light is the other lever. A Marina unit typically has one dominant glazed elevation, which means the rooms away from it are dark. Internal glazing, a glazed door to a study, and a light-coloured consistent palette pull daylight deeper into the plan.
What an apartment renovation costs here
On the published ranges, a one to two bedroom apartment turnkey fit-out for roughly 1,200 square feet runs about AED 90,000 to 300,000 or more, design fees alone for a one to two bedroom unit run AED 25,000 to 60,000, and a one-bedroom renovation starts around AED 30,000 to 80,000 for a lighter scope.
Tower work often carries a premium over the same scope in a villa, because of access restrictions, out-of-hours working and protection requirements. Ask your contractor whether their rate assumes a tower, and get that assumption written down.
