Area converter and rate calculator
Dubai property documents, drawings and quotations mix square feet and square metres freely. Getting the unit wrong by a factor of 10.764 is an easy and expensive mistake.
1 m² = 10.7639 sq ft · 1 sq ft = 0.09290304 m²
A rate quoted per square metre is about 10.76 times the same rate quoted per square foot. AED 300 per square foot and AED 300 per square metre are not close — the second is roughly AED 28 per square foot. Always confirm which unit a quotation uses before comparing two of them, and confirm whether the area is built-up or plot.
Built-up area versus plot area
Plot area measures land; built-up area describes floor space. Drawings, title documents and quotes may count terraces, walls and other spaces differently. Check the area definition before using a rate.
A quote should state its measurement basis. Fit-out, landscape and boundary-wall work can use different quantities and units, so ask what is being measured before comparing totals.
Conversion examples
| sq ft | m² |
|---|---|
| 500 | 46.45 |
| 1,000 | 92.9 |
| 2,500 | 232.26 |
| 5,000 | 464.52 |
These are arithmetic examples, not typical property sizes. Use the measured area and the same area definition as the quotation when calculating your own total.
Using this with the published rates
The rates guide publishes AED per square foot. If your area is in square metres, convert first, or switch the rate unit above and use the per-square-metre equivalent the calculator prints. Then take the result to the budget calculator, where you can enter costs excluded from a particular quote and set a planning reserve.
